Sandra, Partner, is our Real Estate lead in Holmes. She specialises in commercial real estate, , banking and finance, landlord and tenant, corporate recovery, regulatory compliance, restructuring and insolvency.
Sandra is an expert on all aspects of real estate, advising on acquisitions, disposals, financing, restructuring, development, construction and property investment.
Working with a range of blue chip clients in the private and public sector, Sandra acts for State and semi-State agencies, local authorities, property developers, financial institutions, third level educational institutions, religious institutions, pension investment funds, receivers, liquidators, asset managers, as well as national and international corporate and individual clients.
Sandra trained at leading Irish law firm Arthur Cox and qualified as a solicitor in 2006. She joined Holmes in 2013.
Recent Work Highlights
- Advising Limerick Twenty Thirty Strategic Development DAC, a wholly owned subsidiary of Limerick City and County Council on the commercial property and construction aspects of its planned €500m economic regeneration plan for Limerick, including:
- all title, construction and landlord/tenant matter in relation to the 100,000 sq ft Gardens International office development in Limerick city centre (project value €23m);
- advising on all title related matters, the acquisition and the regeneration of 10-acre Cleeves Riverside Quarter Site.
- detailed advices in relation to the Opera Site comprising the 3.7 acre city centre site with 450,000 sq. ft. of building accommodation
- Advising the Land Development Agency on a wide range of property related matters, including;
- acquisition of 95 three and four bedroom cost rental homes in Citywest, South Co. Dublin under a new cost-rental scheme;
- acquisition of former Royal Liver Business Park, Naas Road, Dublin with capacity for over 1,000 units;
- development of lands at Cherrywood, Dublin for social and affordable housing in conjunction with Dún Laoghaire Rathdown County Council;
- acquisition of strategic residential development site at Dock Road, Limerick from Gas Networks Ireland; and
- acquisition of lands in The Liberties, Dublin 8 from The Digital Hub Development Agency, DCC and the OPW for Pear Tree Crossing, a largescale urban regeneration development project to include 550 affordable homes.
- Advising local authorities such as Donegal County Council and Mayo County Council on disposals, acquisitions and leases, and statutory interpretation and enforcement matters.
- Advising Coillte CGA on a large portfolio of sales and acquisitions.
- Advising residential developers in the sale of more than 600 houses, including acquisition, financing and ultimate sale to both private sector and approved housing bodies
- Property transactions for Shannon Commercial Enterprises DAC including:-
- Sale of two buildings, 94,000 square foot in total, to MeriaGTx at Shannon Free Zone, Shannon, Co. Clare
- Construction and leasing of an office block and manufacturing premises to Jaguar Land Rover at Shannon Free Zone, Shannon, Co. Clare
- Advising the Legal Aid Board in relation to its nationwide portfolio of leased properties including all matters relating to lease negotiations, renewals, terminations and dilapidations issues.
